Meet Tiffoni Arthur, a seasoned professional in the financial industry since 1999, and a licensed Loan Officer since 2021. With an in-depth knowledge of consumer lending and compliance regulations , Tiffoni has become a trusted expert in the world of home financing. Tiffoni specializes in VA loans and understands the unique needs of veterans and their families. She grew up as “military brat” herself, moving every 6 months to 2 years as her father served in the United States Air Force. She is married to an ex-Marine as well. Because she is so drawn to helping Veterans, she is currently working on obtaining the Veteran Lending Specialist certification (CVLS) through the National Association of Mortgage Brokers (NAMB).
Additionally, she genuinely enjoys assisting those with less than perfect credit. During her time working in compliance, Tiffoni dealt with consumer finance complaints and really honed her problem-solving skills and passion for educating borrowers. She draws from that experience now as she helps her clients navigate the mortgage loan process. She believes in empowering her clients with knowledge and guides them through the homebuying process step by step.
Beyond the world of mortgages, Tiffoni has a zest for adventure. She finds solace being outdoors, and enjoys mountain biking, hiking, and riding her dual sport KTM 350 dirt bike. She is a member of the Eagle Rock Shredders club and recently took 1st place in her age group at the Tour de Dirt Jelly Roll Mountain Bike Race in Independence, Kansas.
Tiffoni also helps on her family’s cattle ranch and maintains a 10-acre homestead of her own, raising chickens, tending a garden and bee keeping.

Mortgage Programs Explained

A Conventional loan is a mortgage not guaranteed by the government. However, most conventional loans will follow the guidelines established by Fannie Mae (FNMA) and Freddie Mac (FHLMC). This type of loan is good for borrowers with a favorable credit score and allows more flexibility in loan terms and higher loan limits.
Unlike FHA, VA or RD loans, conventional loans do not require private mortgage insurance (PMI) unless the borrower has less than 20% down. 20% down however, is not a requirement and some conventional loans allow as little as 3% down! Once the loan reaches 20% equity, PMI can be canceled.
